# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: - Site location plan received by the Local Planning Authority on 12th September 2019 - Proposed elevation and floor plan drawings received by the Local Planning Authority on 10th September 2019 - Ground level plan received by the Local Planning Authority on 10th September 2019 - Proposed site plan received by the Local Planning Authority on 10th September 2019 REASON: To accord with the terms of the planning application.
3 Notwithstanding the submitted details, a surface water drainage scheme to serve the parking area to the front of the site should be installed within three months of the date of this approval. REASON: To protect the highway from surface water discharge in accordance with part f of the Redcar and Cleveland Local Plan.
4 Notwithstanding submitted details, the existing 1.8m high north east boundary fence adjacent to the highway shall be reduced in height to 1m high for the first two metres back from the highway. The work should be carried out within three months of the date of the approval. REASON: To ensure the boundary treatments would accord with policy SD4 of the Redcar and Cleveland Local Plan by respecting the character of the site and the surroundings and raising no significant adverse impact on neighbouring occupiers and highway/pedestrian safety.
5 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
