3 The materials and finishes to be used for the external elevations of the development hereby approved, shall be as specified in the planning application. REASON: To ensure that the appearance of the development complements the existing property and would respect the site and the surroundings in accordance with policy SD4 of the Local Plan.
4 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
5 Northumbrian Water actively promotes sustainable surface water management across the region. The developer should develop their surface water drainage solution by working through the following, listed in order of priority: • Discharge into ground (infiltration) • Discharge to a surface water body • Discharge to a surface water sewer, highway drain, or another drainage system • As a last resort, discharge to a combined sewer
6 Northumbrian Water inform you that a public sewer crosses the site and may be affected by the proposed development. Northumbrian Water do not permit a building over or close to our apparatus. We will work with the developer to establish the exact location of our assets and ensure any necessary diversion, relocation or protection measures required prior to the commencement of the development.
