# Condition Details
1 The development hereby approved under Class Q(a) and Class Q(b) of the General Permitted Development Order must be completed within a period of 3 years starting with the date of the prior approval. REASON: Required to be imposed pursuant to paragraph Q.2(3) of Class Q, Part 3 of the Town and Country Planning (General Permitted Development) Order 2015
2 The development hereby permitted shall be carried out in accordance with the following approved plans: Location Plan (Drg No. 1981/P/LP 'O') received by the Local Planning Authority on 24/06/19 Proposed Site Plan (Drg No. 1981/P/03 'O') received by the Local Planning Authority on 01/05/19 Proposed Ground Floor Plan (Dwg No. 1981/P/06 'O') received by the Local Planning Authority on 01/05/19 Proposed First Floor Plan (Dwg No. 1981/P/07 'O') received by the Local Planning Authority on 01/05/19 Proposed Elevations (Dwg No. 1981/P/08 'O') received by the Local Planning Authority on 01/05/19 Structural Report prepared by TDN Structural LTD received by the Local Planning Authority on 01/05/19 REASON: To accord with the terms of the prior approval submission.
3 Prior to the development first being brought into permitted end use, the developer must either submit evidence to the Local Planning Authority that the building was built post 2000 or carry out an intrusive pre-demolition asbestos survey in accordance with HSG264 and provide a mitigation plan to reduce risks to potential workers, neighbours and other offsite receptors. REASON: To ensure that risks from asbestos to the future users of the land and neighbouring land are minimised, and to ensure that the development can be carried out safely without unacceptable risks to workers, neighbours and other offsite receptors
4 One month prior to the commencement of development notice shall be submitted to the Local Planning Authority in writing. The notice shall include details of the intended start date and contractors working on the site. REASON: To inform the authority of a start on site to allow the regular monitoring of the site and the conversion to residential accommodation.
5 The working hours for all construction activities on this site are limited to between 08:00 and 18:00 Mondays to Friday and 08:00 to 13:00 Saturdays and not at all on a Sunday or Bank Holidays. REASON: In the interest of neighbour amenity.
6 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted did not meet with the local policies and guidance. Following discussions with the applicant / agent a satisfactory scheme has been negotiated.
7 Informative Note: The applicant is advised that the granting of this permission has an impact on the implementation of planning permission R/2018/0166/FF due to conflicts between the two approved site layouts as set out in the supporting planning statement with the current application (R/2019/0280/PNC).
