| 3 | Notwithstanding the details provided on the submitted plans and elevations, approval of the exact details of the design, materials and appearance of the gates shall be obtained from the Local Planning Authority prior to their installation. The development shall then be carried out in accordance with the approved details and thereafter retained. REASON: To preserve the character of the conservation area |
| 4 | Within 3 months of the date of the application being approved, a landscaping scheme to screen the close boarded fence shall be submitted to and agreed in writing with the local planning authority. All planting, seeding or turfing comprised in the approved details of landscaping shall be carried out in the first planting and seeding season following the completion of the development, and any trees or plants which within a period of ten years from the completion of the development die, are removed, or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species unless the Local Planning Authority gives written consent to any variation. REASON: To preserve the character of the conservation area. |
| 5 | The builders yard hereby permitted shall only be used between the hours of 8:00 hrs and 17:00hrs from Mondays to Fridays and between 8:00hrs and 12:00hrs on Saturdays. The use shall not take place at any time on Sundays or Public Holidays. REASON: To ensure the creation/retention of an environment free from intrusive levels of noise and activity in the interests of the amenity of the area. |
| 6 | Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted did not meet with the local policies and guidance. Following discussions with the applicant / agent a satisfactory scheme has been negotiated. |
