REASON: To accord with the terms of the planning application.
2 The external elevations of the extension hereby approved have been built in the materials stated in the planning application hereby approved, and shall be retained as such. REASON: To ensure that the appearance of the development matches the existing property and respects the site and Marske Conservation Area in accordance with policies SD4 and HE1 of the Local Plan.
3 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
