# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: Site and Location Plan received by the Local Planning Authority on 26/03/19 Proposed Site Plan received by the Local Planning Authority on 26/03/19 Proposed Site Access Plan received by the Local Planning Authority on 26/03/19 Proposed Front Side and Rear Elevations received by the Local Planning Authority on 26/03/19 Proposed Roof Plan received by the Local Planning Authority on 26/03/19 Dwg No. 2019.035.01 received by the Local Planning Authority on 20/05/19 Dwg No. 2019.035.03 received by the Local Planning Authority on 17/09/19 REASON: To accord with the terms of the planning application.
3 Prior to commencement of the development a digital photographic record of the exterior and interior is to be made and copies submitted to the local planning authority. REASON: To safeguard evidence of the history and development of the listed building and to serve its interpretation to the public thereby enhancing its special architectural and historic interest.
4 Prior to any development above damp proof course full details and/or samples of all materials including bricks, roof tiles, rainwater gutters and pipes, windows and doors, to be used in the extension shall be submitted to and approved in writing by the local planning authority. REASON: To safeguard the special character of the listed building and the conservation area and the settings of adjacent listed buildings.
5 The windows and doors within the original part of the building are to be installed in accordance with a detailed method statement to be submitted to and approved in writing by the local planning authority prior to their installation. REASON: To safeguard and enhance the special character of the listed building.
6 The current rear extension is to be dismantled in accordance with a detailed method statement, to be submitted to and approved in writing by the local planning authority before the commencement of dismantling. REASON: To safeguard and enhance the special character of the listed building.
7 The new extension is to be constructed in accordance with a detailed method statement to be submitted to and approved in writing by the local planning authority prior to the dismantling of the current rear extension. REASON: To safeguard and enhance the special character of the listed building.
8 The internal alterations are to be carried out in accordance with a detailed method statement to be submitted to and approved in writing by the local planning authority prior to their commencement. REASON: To safeguard and enhance the special character of the listed building.
9 The sun tubes within the original part of the building are to be installed in accordance with a detailed method statement to be submitted to and approved in writing by the local planning authority prior to their installation. REASON: To safeguard and enhance the special character of the listed building.
10 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted did not meet with the local policies and guidance. Following discussions with the applicant / agent a satisfactory scheme has been negotiated.
