| 3 | The building shall be used only as a gym as described in the application hereby approved. The building shall not be used for any other purpose, including any other use within Class D2 (Assembly and Leisure) of the Schedule to the Town and Country Planning Use Classes Order 1987 (as amended) or any legislation re-enacting that Order. REASON: The application site lies in an area allocated for employment purposes in the Local Plan. The use of the building for a gym is granted planning permission on the basis that the applicant has submitted the required sequential test that demonstrates that no other out of centre sites are reasonably available to accommodate the use, and has demonstrated that the premises is no longer viable for B2/B8 employment uses following an active and exhaustive marketing process for a minimum of 12 months. The condition is required to enable the Local Planning Authority to retain control over other uses in the same use class which have not been the subject of the required policy tests. |
| 4 | Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted did not satisfactorily demonstrate that the premises was no longer viable for alternative employment uses following an active and exhaustive marketing process for a minimum of 12 months; following the submission of additional supporting information, the Local Planning Authority is satisfied an adequate active and exhaustive marketing process has been undertaken. |
