# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: Site Location Plan, Scale 1:1250, received by the Local Planning Authority on 06.02.19, Site Plan, Scale 1:200, received by the Local Planning Authority on 06.03.19, Ground Floor Plan, Scale 1:50, received by the Local Planning Authority on 06.03.19. REASON: To accord with the terms of the planning application.
3 The premises shall only be open to customers between the hours of 09:00 - 17:00 Mondays to Fridays, and 09:00 - 15:00 on Saturdays. REASON: To accord with the terms of the application and in the interests of residential amenity in accordance with policy SD4
4 The alterations to the external elevations of the building hereby approved, shall match existing materials in type, style and colour. REASON: To ensure that the appearance of the development matches the existing property and would respect the site and the surroundings in accordance with policy SD4 of the Local Plan.
5 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
