# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: Site and Location Plan (Dwg No. 04 Rev A) received by the Local Planning Authority on 29/04/19 Proposed Plans (Dwg No. 01 Rev B) received by the Local Planning Authority on 29/04/19 Proposed Elevations (Dwg No. 02 Rev C) received by the Local Planning Authority on 29/04/19 Proposed Elevations (Dwg No. 03 Rev B) received by the Local Planning Authority on 29/04/19 REASON: To accord with the terms of the planning application.
3 Prior to any development above damp proof course details of the external materials to be used in the carrying out of this permission (including samples) shall have first been submitted to, and approved in writing by the Local Planning Authority. The development shall be completed in accordance with the approved details. REASON: To ensure that the appearance of the development would respect the site and the surroundings in accordance with policy SD4 of the Local Plan.
4 The development shall be carried out in accordance with the submitted flood risk assessment (ref R/2019/0010/FF, amended 25 06 2019 ) recevied by the Local Planning Authority on 25/06/19 and the following mitigation measures it details: The Finished Floor Level (FFL) as shown in the FRA should be adhered too. These mitigation measures shall be fully implemented prior to occupation and subsequently in accordance with the scheme’s timing/ phasing arrangements. The measures detailed above shall be retained and maintained thereafter throughout the lifetime of the development. Reason: To reduce the risk of flooding to the proposed development and future occupants.
5 The garage hereby approved shall be fitted with a roller shutter type door and retained thereafter. Reason: In the interest of highway safety
6 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted did not meet with the local policies and guidance. Following discussions with the applicant / agent a satisfactory scheme has been negotiated.
