1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.

3 Prior to any development above damp proof course details of the external materials to be used in the carrying out of this permission (including samples) shall have first been submitted to, and approved in writing by the Local Planning Authority. The development shall be completed in accordance with the approved details. REASON: To ensure that the appearance of the development would respect the site and the surroundings in accordance with policy SD4 of the Local Plan.
4 Prior to occupation of the extension hereby approved, the proposed window in the side (north) elevation shall be obscure glazed and thereafter retained as such at all times. REASON: To ensure the development would not cause any issues in terms of overlooking or loss of privacy in the interest of residential amenity in accordance with policy SD4 of the Local Plan.
5 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted did not meet with the local policies and guidance. Following discussions with the applicant / agent a satisfactory scheme has been negotiated.
6 Informative Note: The applicant is advised that the granting of planning permission does not permit work to commence on site. The property to which the application relates (18 Belmangate) is a Listed Building and therefore Listed Building Consent is required prior to any works commencing. Currently the Local Planning Authority have a Listed Building application, however this is yet to be determined. The applicant is reminded that carrying out the work outlined in this application without Listed Building Consent would constitute a criminal offence.
