# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: RC/18/012/001/B, RC/18/012/002/A, RC/18/012/004/A received by the Local Planning Authority on 7th February 2019 REASON: To accord with the terms of the planning application.
3 Prior to the commencement of any ground work at the site, plans showing the existing and proposed ground levels over the site shall be submitted to and approved in writing by the Local Planning Authority. The development shall be completed in accordance with the approved details. REASON: To ensure a satisfactory relationship between existing buildings and proposed land use in accordance with policy SD4 of the Local Plan. REASON FOR PRE-COMMENCEMENT: The information is required prior to any works commencing on site as construction activity and site preparation can change existing levels resulting in increased ground levels which the authority needs to consider.
4 Prior to the first use of the track and menage hereby approved, a landscaping scheme shall be submitted to, and approved in writing by, the Local Planning Authority. The details shall include size, type and species and a programme of work. The development shall be completed in accordance with the approved details within three months of the first use and retained thereafter. REASON: To ensure that the development would respect the site and the surroundings in accordance with policy SD4 of the Local Plan.
5 The equestrian menage hereby approved shall not be used other than for purposes ancillary to the residential occupation of The Granary and shall not be used for any commercial purposes. The Local Planning Authority would wish to consider alternative uses of the site in accordance with Local Plan Policy SD3 and SD4.
6 Prior to the laying of the final surface for the menage hereby approved, details of the final surface in terms shall be submitted to, and approved in writing by the Local Planning Authority. The details shall include materials to be used and the colour of the final surface. The development shall be completed in accordance with approved details and completed before first use and retained thereafter, REASON: To ensure that the development would respect the site and the surroundings in accordance with policy SD4 of the Local Plan.
7 Prior to the laying of the final surface for the driveway/parking area hereby approved, details of the final surface in terms shall be submitted to, and approved in writing by the Local Planning Authority. The details shall include materials to be used and the colour of the final surface. The development shall be completed in accordance with approved details and completed before first use and retained thereafter, REASON: To ensure that the development would respect the site and the surroundings in accordance with policy SD4 of the Local Plan.
8 Prior to the laying of the final surface for the menage hereby approved, details of the post and rail fencing shall be submitted to, and approved in writing by the Local Planning Authority. The details shall include materials to be used and the height of the posts and rails. The development shall be completed in accordance with approved details and completed before first use and retained thereafter, REASON: To ensure that the development would respect the site and the surroundings in accordance with policy SD4 of the Local Plan.
9 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted did not meet with the local policies and guidance. Following discussions with the applicant / agent a satisfactory scheme has been negotiated.
