# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: Location Plan (PC-18-005 Rev P1) received by the Local Planning Authority on 07/11/2018 Block Plan (PC-18-004 Rev P1) received by the Local Planning Authority on 21/11/2018 Proposed Plans (PC-18-010 Rev P1) received by the Local Planning Authority on 21/11/2018 Proposed Elevations and Section (PC-18-001 Rev P1) received by the Local Planning Authority on 21/11/2018 REASON: To accord with the terms of the planning application.
3 The premises shall not be open to customers outside the following hours:- 09:00 - 23:00 Monday - Sunday REASON: To safeguard the amenities of residential properties.
4 The set of doors on the rear (north facing) elevation of the conservatory hereby approved shall be used in an emergency only. REASON: To ensure that the doors are not left open or used on a regular basis in order to protect residential amenity in accordance with policy SD4 of the Redcar and Cleveland Local Plan.
5 Prior to use commencing, the window(s) in the side (east facing) elevation of the conservatory shall be obscure glazed and thereafter retained as such at all times. REASON: To ensure the development would not cause any issues in terms of overlooking or loss of privacy in the interest of residential amenity in accordance with policy SD4 of the Local Plan.
6 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
