# Condition Details
1 The proposed dwelling by reason of its design would have an unacceptable detrimental impact on the character and appearance of the area and create an incongruous feature in the street scene. The proposed development is therefore contrary to part j of Policy SD4 of the Redcar and Cleveland Local Plan and the Design of Residential Areas Supplementary Planning Guidance.
2 The proposed dwelling by reason of its location would have an unacceptable overbearing impact on the amenity of the neighbouring property of 32 Ambleside Avenue due to the limited separation distance. The proposed development is therefore contrary to part b of Policy SD4 of the Redcar and Cleveland Local Plan and the Design of Residential Areas Supplementary Planning Guidance and paragraph 2.9 of the Residential Extensions and Alterations Supplementary Planning Guidance.
3 Statement of Co-operative Working: The Local Planning Authority considers that the application as submitted did not meet with the local policies and guidance. The applicant / agent was advised of the concerns and revised plans were submitted, however the revised plans do not overcome the Local Planning Authority's concerns.
