# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990.
2 Notwithstanding the details submitted with the application all new brickwork within the reconstructed western and northern elevations is to be constructed in accordance with a detailed method statement to be submitted to and approved in writing by the Local Planning Authority before the dismantling of the western wall and before the removal of the existing window in the northern elevation. REASON: To safeguard the special character of the listed building and its setting and the character of the Conservation Area.
3 Notwithstanding the details provided on the submitted plans and elevations, approval of the precise details of the design, materials and function of all windows, including method of opening, drawn at a scale of not less than 1:20, and/or fully illustrated, shall be obtained from the Local Planning Authority prior to their installation. REASON: To ensure the use of satisfactory materials and to safeguard and enhance the special character of the listed building and the character of the conservation area.
4 Notwithstanding the details provided on the submitted plans and elevations, approval of the precise details of the design and materials of the dormer cornicing and cheeks, drawn at a scale of not less than 1:20, shall be obtained from the Local Planning Authority prior to the construction of the dormer frames. REASON: To ensure the use of satisfactory materials and to safeguard and enhance the special character of the listed building and the character of the conservation area.
5 The development hereby permitted shall be carried out in accordance with the following approved plans: RBA/001 Rev B Proposed Ground and First Floor Plans (Amended) received by the Local Planning Authority on 1 October 2018 RBA/002 Rev A Proposed Second Floor Plans (Amended) received by the Local Planning Authority on 1 October 2018 RBA/007 Proposed Elevations (LBC) received by the Local Planning Authority on 1 October 2018 RBA 006 Proposed New Windows received by the Local Planning Authority on 20 August 2018 or in accordance with any subsequently amended specification approved as a result of the discharge of conditions 2, 3 and 4 above. REASON: To accord with the terms of the application and conditional consent granted
6 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted did not meet with the local policies and guidance. Following discussions with the applicant / agent a satisfactory scheme has been negotiated.
