# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: Site Location Plan received by the Local Planning Authority on 13/07/18 Proposed Block Plan (Dwg No. 5 Rev A) received by the Local Planning Authority on 13/07/18 Proposed Ground Floor (Dwg No. 3 Rev A) received by the Local Planning Authority on 13/07/18 Proposed First Floor Plan (Dwg No. 4 Rev A) received by the Local Planning Authority on 13/07/18 Proposed Floor Plans and Elevations (Dwg No. 2) received by the Local Planning Authority on 25/07/18 REASON: To accord with the terms of the planning application.
3 The external elevations of the extension(s) hereby approved shall be built in materials to match in type, style and colour the external elevations of the existing dwelling/building. REASON: To ensure that the appearance of the development matches the existing property in the interest of the visual amenity of the area.
4 Prior to the commencement of development a fence shall be installed at the outer drip line of the TPO trees to the north east of the dwelling, in accordance with BS58837. The fence shall remain in place for the construction period and no materials shall be stored under the canopy of the tree. REASON: To ensure that the trees are adequately protected during the construction phase of the works.
5 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
