# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: Site Plan received by the Local Planning Authority on 10/07/18 Proposed Plans and Elevations (Drg No. MP 00280) received by the Local Planning Authority on 10/07/18 REASON: To accord with the terms of the planning application.
3 No development shall take place until a detailed acoustic report on the existing noise climate at the development site has been submitted to and been approved in writing by the Local Planning Authority. The report shall include a scheme of noise insulation measures for all residential accommodation. The noise insulation measures shall be designed to achieve noise insulation to a standard that nuisance will not be caused to the occupiers of residential accommodation from the proposed development The noise assessment shall be carried out by a suitably qualified acoustic consultant/engineer REASON: To safeguard the amenities of residential properties
4 The premises shall not be open to customers outside the following hours:- Monday to Sunday 10.00 to 23.30 REASON: To safeguard the amenities of residential properties.
5 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
6 Informative Note: The applicant is advised that the application hereby approved does not allow for any external alterations to the building. Any alterations to the elevations of the building would require permission in their own right and should be sought in advance of any works taking place.
