1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: Drawing no. 1803/03 (Proposed Site Plan) received by the Local Planning Authority on 08/05/18 Drawing no. 1803/04 (Proposed Plan) received by the Local Planning Authority on 08/05/18 Drawing no. 1803/05 (Proposed Elevations East and West) received by the Local Planning Authority on 08/05/18 Drawing no. 1803/06 (Proposed Elevations South and North) received by the Local Planning Authority on 08/05/18 Drawing no. 1803/07 (Roof Plan) received by the Local Planning Authority on 08/05/18 REASON: To accord with the terms of the planning application.
3 Notwithstanding the details submitted on drawings 1803/04 1803/05 1803/06 and 1803/07 details of additional screening of the decking area in the southwest corner shall be submitted to and approved in writing by the Local Planning Authority. The approved details shall be installed in accordance with the details agreed prior to the playhouse and decking being brought into use and retained thereafter. Reason: To protect the residential amenity and privacy of the neighbouring property.
4 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
