# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: Existing & Proposed plans, Elevations and Section, Drawing 001, received by the Local Planning Authority on 24/04/2018, Existing & Proposed plans, Elevations and Section, Drawing 001 REV B, received by the Local Planning Authority on 25/04/2018, REASON: To accord with the terms of the planning application.
3 The external elevations of the extension hereby approved, shall be built in materials as specified in the planning application, to match in type, style and colour the external elevations of the existing building, which is a heritage asset. REASON: To ensure that the appearance of the development preserves the character and appearance of the heritage asset.
4 Prior to removal of the conservatory and construction of the garden room extension, a detailed method statement shall be submitted to and approved in writing by the local planning authority. The work shall be carried out in accordance with that method statement, which must provide details of the removal of the conservatory from the historic building and details of how the garden room will be tied in to the historic building. The method statement should endeavour to minimise the loss of and /or damage to historic fabric. REASON: To safeguard and enhance the special character of the listed building.
5 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
