# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: Site Location Plan received by the Local Planning Authority on 04/04/18 Drawing No. 17/057/02C received by the Local Planning Authority on 04/04/18 Drawing No. 17/057/03A received by the Local Planning Authority on 08/05/18 REASON: To accord with the terms of the planning application.
3 Details of the external materials to be used in the carrying out of this permission (including samples) shall be submitted to, and approved in writing by the Local Planning Authority, prior to the commencement of development and the development shall not be carried out except in accordance with the approved details. REASON: To ensure the use of satisfactory materials.
4 Details of materials to be used for all hard surfaces shall be submitted to, and approved in writing by the Local Planning Authority, prior to the commencement of the development and the development shall not be carried out except in accordance with the approved details. REASON: To ensure the use of satisfactory materials.
5 Prior to the commencement of development details of the existing and proposed ground levels together with finished floor levels shall be submitted to and approved in writing by the Local Planning Authority. The development shall be completed in accordance with the approved details. REASON: To ensure a satisfactory form of development.
6 The working hours for all construction activities on this site are limited to between 08:00 and 18:00 Mondays to Friday and 08:00 to 13:00 Saturdays and not at all on a Sunday or Public Holidays. REASON: In the interest of neighbour amenity.
7 In the event that contamination is found at any time when carrying out the approved development that was not previously identified it must be reported in writing immediately to the Local Planning Authority. An investigation and risk assessment must be undertaken, and where remediation is necessary a remediation scheme must be prepared which is subject to the approval in writing of the Local Planning Authority. Following completion of measures identified in the approved remediation scheme a verification report must be prepared, which is subject to the approval in writing of the Local Planning Authority Following completion of the development a report must be submitted confirming that unexpected contamination was not encountered during the development. REASON: To protect the amenity of proposed end users of the development.
8 The hedges and trees for all boundaries of the site shall be retained as part of any landscaping scheme for the site. REASON: In the interest of the visual appearance of the site and protection of ecological habitats
9 A 2 metre high protective fence shall be erected outside the drip line of the trees at the southern and eastern boundaries in accordance with the guidelines set by BS5837: 'Trees in relation to design, demolition and construction 2012' for the duration of the construction period. REASON: To ensure adequate protection of the trees during construction.
10 No works to clear vegetation shall be undertaken between March to August (inclusive). Where clearance has to be undertaken during this period a bird nesting check shall be undertaken prior to any vegetation clearance to ensure no birds will be affected by the works. REASON: For the protection of nesting birds.
11 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted did not meet with the local policies and guidance. Following discussions with the applicant / agent a satisfactory scheme has been negotiated.
