# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: Drawing No. 01 (excluding details of materials) received by the Local Planning Authority on 22/02/18 Drawing No. 02 (excluding details of materials) received by the Local Planning Authority on 22/02/18 REASON: To accord with the terms of the planning application.
3 Prior to any works above foundation level pursuant of this permission, full details and/or samples of all materials including bricks/stone, roof slates, colour of render, rainwater gutters and pipes, windows and doors, to be used in the external elevations and for the roof shall be submitted to and approved in writing by the local planning authority. The development shall be carried out in accordance with the approved details. REASONS: To safeguard the special character of the conservation area.
4 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
