# Condition Details
1 The proposed development due to its location and design is not considered to respect the character or appearance of the area and would cause harm to Saltburn Conservation Area. It is contrary to the aims of policies CS20, CS25, DP2, DP3 and DP9 of the Local Development Framework and policies SD4 and HE1 of the emerging Local Plan.
2 The propsed development due to its design and location would result in overlooking of the very private walled garden of Northrifts to the south and oblique views over the dwelling to the west. The development would be materially prejudicial to residential amenity. It is therefore considered to be contrary to the aims of policies DP2 and DP3 of the Local Development Framework and policy SD4 of the emerging Local Plan.
3 Statement of Co-operative Working: The Local Planning Authority considers that the application as submitted did not meet with the local policies and guidance. The applicant / agent has been advised of the concerns however no amendments have been submitted.
