# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: Location Plan Scale 1:1250, Site Layout Scale 1:500 and Sheet 4 of 6 received by the Local Planning Authority on 6 November 2017 and Sheet 5 of 6 and unnumbered plan showing north and south proposed elevations and sections A-A and B- B received by the Local Planning Authority on 14 November 2017 REASON: To accord with the terms of the planning application.
3 The external elevations of the extension(s) hereby approved shall be built in materials to match in type, style and colour the external elevations of the existing dwelling/building. REASON: To ensure that the appearance of the development matches the existing property in the interest of the visual amenity of the area.
4 The materials to be used for the new drive shall be porous as specified on the submitted documentation (plan sheet 2 of 6) received by the Local Planning Authority on 6 November 2017 and the development shall not be carried out except in accordance with the approved details. REASON: To ensure the use of satisfactory materials.
5 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.

7 Informative Note: The applicant shall contact Engineering on 01287 612594 to discuss the provision of a permanent vehicular crossing.
8 Informative Note: At no point shall the adopted highway be blocked up with out the prior consent of the Councils Highways Maintenance section.
