1 Due to the location, design, position and scale of the two storey rear extension it is considered that the alterations proposed would create conditions prejudicial to the amenity of the neighbouring dwelling 78 Lincoln Road. The development would therefore be contrary to the aims of Policies CS20, DP2 and DP3 of the Redcar and Cleveland Local Development Framework and the Residential Extensions and Alterations SPD.
2 Statement of Co-operative Working: The Local Planning Authority considers that the application as submitted did not meet with the local policies and guidance. The applicant / agent has been advised of the concerns however no amendments have been submitted.
