# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: 8038 (-9)01, 8038 (-9)02,8038 (00)4, 8038 (00)5, 8038 (21)3, 8038 (00)6 and 8038 (21)4 received by the Local Planning Authority on 18 August 2017 REASON: To accord with the terms of the planning application.
3 Before the associated walls hereby approved are constructed, a sample panel of brickwork measuring not less than 1m x 1m shall be constructed to show the brick bond, lime mortar mix and pointing type, and any associated capping, quoining and bonding, etc, for the Local Planning Authority to inspect and approve, and which shall be retained on site until completion of the works. The remainder of the walling shall be constructed in accordance with the approved panel and thereafter so retained. REASON: To safeguard the historic fabric and the architectural character and appearance of the building and adjoining buildings.
4 Before commencement of the development hereby approved, sectional details to show the proposed interface between the existing building and the new build shall be submitted to the Local Planning Authority for approval in writing and the works shall only be carried out in accordance with the approved details. REASON: To safeguard the historic fabric and the architectural character and appearance of the building and adjoining building.
5 Before development commences a schedule of external materials (to include facing brickwork, roofing materials, windows, doors and mortar) to be used in connection with the development shall be submitted to the Local Planning Authority for approval in writing. The approved materials shall be used in the implementation of the development and thereafter so retained. REASON: To safeguard the appearance of the premises and the character of the area generally.
6 The working hours for all construction activities on this site are limited to between 08:00 and 18:00 Mondays to Friday and 08:00 to 13:00 Saturdays and not at all on a Sunday or Bank Holidays. REASON: In the interest of neighbour amenity.
7 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
8 Informative Note: At no point shall the adopted highway be blocked up with out the prior consent of the Councils Highways Maintenance section.
