# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: Proposed Site Plan, Drawing 2241-HIA-00-00-DR-A-01-001 Proposed Floor Plan, Drawing 2241-HIA-00-00-DR-A-02-001 Proposed West Elevation, Drawing 2241-HIA-00-00-DR-A-04-001 Proposed North and South Elevations, Drawing 2241-HIA-00-00-DR-A-04-002 all received by the Local Planning Authority on 13 July 2017. REASON: To accord with the terms of the planning application.
3 The materials and finishes to be used for the external elevations of the development hereby approved, shall be as specified in the planning application. REASON: In the interest of the visual amenity of the area.
4 Details of materials to be used for all hard surfaces shall be submitted to, and approved in writing by the Local Planning Authority, prior to the commencement of the development and the development shall not be carried out except in accordance with the approved details. REASON: To ensure the use of satisfactory materials.
5 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
