# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: - Proposed Ground Floor Plans, Job No - 17012 - 003A, - Proposed First Floor Plan, Job No - 17012 - 004B, - Proposed Elevations (Sheet 1), Job No - 17012 - 006B, - Proposed Elevations (Sheet 1), Job No - 17012 - 007B, all received by the Local Planning Authority on 22 September 2017. REASON: To accord with the terms of the planning application.
3 The external elevations of the extensions hereby approved shall be built in materials to match in type, style and colour the external elevations of the existing dwelling. REASON: To ensure that the appearance of the development matches the existing property in the interests of visual amenity.
4 Prior to the commencement of development a fence shall be installed at the outer drip line of the TPO trees to the north east of the dwelling, in accordance with BS58837. The fence shall remain in place for the construction period and no materials shall be stored under the canopy of the tree. REASON: To ensure that the trees are adequately protected during the construction phase of the works.
5 The Local Planning Authority considers that the application as originally submitted was a satisfactory scheme; an amended scheme has been submitted at the request of the applicants.
