# Condition Details
1 The development hereby permitted shall be carried out in accordance with the following approved plans: Site Location Plan received by the Local Planning Authority on 20 June 2017 and Drawing 01 (see also Condition 2) received by the Local Planning Authority on 24 July 2017. REASON: To accord with the terms of the planning application.
2 Notwithstanding the details submitted prior to the first occupation of the development details of both the boundary screening and fences to be used to complete this development shall have been submitted and agreed in writing with the Local Planning Authority and shall have been implemented and thereafter be maintained. Note: The details submitted shall ensure that the public right of way that runs across the site is not obstructed. REASON: In the interests of visual amenity.
3 Prior to the laying of the hard surfaces details of materials to be used for all hard surfaces shall be submitted to, and approved in writing by the Local Planning Authority, prior to the commencement of the development and the development shall not be carried out except in accordance with the approved details. REASON: To ensure the use of satisfactory materials.
4 The use of the bus shall be restricted to that of holiday accommodation, defined as the letting to the same person, group of persons or family for periods not exceeding a total of 28 days in any calendar year. The building shall not at any time be occupied as a persons sole or main place of residence. The owners/ operators shall at all times maintain an up to date register of the names of all occupiers of the accommodation, their main home address and shall make this information available at all reasonable times to the Local Planning Authority on request. REASON; The application site is sited outside the approved development limits where a policy of development restraint applies in respect of the development of new dwellings, however, the use of the accommodation as a holiday let is consistent with planning policy relating to developments outside development limits and the planning condition is required to ensure the building is used or the purposes set out in the application.
5 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
