| 5 | A gas barrier membrane of 300 micron (1200 gauge) which is generally equivalent to gas characteristic situation 2 referenced in CIRIA C655; shall be installed within the building and carried out by a suitably qualified person. Following completion of the development a verification report must be prepared confirming that the membrane has been properly installed which is subject to the approval in writing of the Local Planning Authority. Reason : To ensure that risks from land contamination to the future users of the land and neighbouring land are minimised, together with those to controlled waters, property and ecological systems, and to ensure that the development can be carried out safely without unacceptable risks to workers, neighbours and other offsite receptors. |
| 6 | A protective barrier shall be installed between the trees to the north of the development to ensure that the trees are protected from damage. Tree protection requirements shall be specified within an Arboricultural Method Statement the details of which shall be agreed in writing with the Council before the commencement of development Reason: To ensure that the trees covered by the Tree Preservation Order are protected during the construction process |
| 7 | Prior to the commencement of development, details shall be submitted to and agreed in writing by the Local Planning Authority, of proposals to provide contractors car parking and material storage within the site. The details approved shall be retained for use until completion of the development unless first agreed in writing with the Local Planning Authority. REASON: In the interest of highway safety. |
| 8 | Prior to the commencement of development details of the existing and proposed ground levels together with finished floor levels shall be submitted to and approved in writing by the Local Planning Authority. The development shall be completed in accordance with the approved details. REASON: To ensure a satisfactory form of development. |
| 9 | Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted did not meet with the local policies and guidance. Following discussions with the applicant / agent a satisfactory scheme has been negotiated. |
