1 It is considered that the proposed balcony by reason of its height, scale, design and location would result in conditions that would be detrimental to neighbour amenity. The proposed development is therefore contrary to policies CS20, DP2, DP3 and the Residential Extensions and Alterations Supplementary Planning Guidance of the Council’s adopted Development Plan.
2 Statement of Co-operative Working: The Local Planning Authority considers that the application as submitted did not meet with the local policies and guidance. The applicant / agent has been advised of the concerns however no amendments have been submitted.
