1 The development the subject of the application is, by reason of its location and proximity to residential dwellings, considered to be an unacceptable addition to the application site which adversely impacts on the amenities of the nearest residential properties due to the potential likely increase in noise associated with plant and machinery at the site further impacting on the amenity of the nearest residential occupiers. The development therefore conflicts with policy CS20 (a) (Promoting Good Design) of the Redcar and Cleveland LDF Core Strategy DPD July 2007 and policies DP2 (c) (Location of Development), DP3 (b) and DP6 (c) (Pollution Control) of the Redcar and Cleveland LDF Development Policies DPD July 2007.
2 Statement of Co-operative Working: The Local Planning Authority considers that the application as submitted did not meet with the local policies and guidance. The applicant / agent has been advised of the concerns however no amendments have been submitted.
