# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: - Proposed Site Plan, Block Plan, Plan and Elevations, Project No 16.020, Dwg No P101 Rev P5, received by the Local Planning Authority on 28 March 2017. REASON: To accord with the terms of the planning application.
3 The external elevations of the extension(s) hereby approved, shall be built in materials to match in type, style and colour the external elevations of the existing dwelling/building. REASON: To ensure the use of satisfactory materials in the Conservation Area.
4 Notwithstanding the details shown on the approved drawing final details of the garage door and side door shall be submitted to and agreed in writing with the Local Planning Authority prior to the installation on site. The doors shall be installed in accordance with the approved details. REASON: To ensure the use of satisfactory materials in the Conservation Area.
5 A pad and beam foundation shall be used for the garage. Ground protection shall be installed to protection the soil structure from damage, details of which shall be supplied within an Arboricultural Method Statement prior to the commencement of development. Reason: To protect trees in the interests of visual amenity.
6 During the construction perioid, a physical barrier will be created between the trees to the north west of the garage hereby approved to ensure that the trees and the medium within which they are rooting are protected from damage. The barrier, along with any additional tree protection requirements shall be specified within an Arboricultural Method Statement prior to the commencement of development. Reason: To protect trees in the interests of visual amenity.
7 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
8 The application hereby approved states that no trees are to be removed or pruned to carry out the development and the proposed development has been assessed on this basis. The site is located in a Conservation Area and should any trees require felling, lopping or topping a separate planning consent will be required prior to any such works being undertaken.
