# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: Location Plan Scale 1:1250, Site Layout Plan Scale 1:500, Proposed First Floor Plan, Proposed North and West Elevations and Fire Escape Replacements received by the Local Planning Authority on 27 March 2017 REASON: To accord with the terms of the planning application.
3 Details of the external materials to be used in the carrying out of this permission shall be as described in the application with the final details as to colour of the metal work, type of mortar and/or type and colour of render submitted to the Local Planning Authority for approval in writing prior to the commencement of that part of the development to which it relates. REASON: To ensure the use of satisfactory materials in order to preserve the character of the hertiage asset.
4 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
