# Condition Details
1 In the light of the information available it is considered that the application documentation does not demonstrate that the proposal would not compromise the integrity of the site as a high tide roosting site for Special Protection Area birds including Redshank and as a result the Local Planning Authority is unable to undertake an Appropriate Assessment. The development is therefore contrary to policies CS24, DP2 and DP3 of the Redcar and Cleveland Local Development Framework and policies SD4, LS2 and N4 of the Publication Local November 2016.
2 The structure on the bridge and in particular the spikes attached are detrimental to the appearance of the site contrary to the aims of policies CS20, DP2 and DP3 of the Redcar and Cleveland Local Development Framework and policy SD4 of the Publication Local November 2016.
3 Statement of Co-operative Working: The Local Planning Authority considers that the application as submitted did not meet with the local policies and guidance. The applicant / agent has been advised of the concerns however no amendments have been submitted.
