# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: Site Location Plan Scale1: 1250 and Block/Site Plan Scale 1:500 received by the Local Planning Authority on 14 March 2017 and 03 0 and 04 0 received by the Local Planning Authority on 21 April 2017 REASON: To accord with the terms of the planning application.
3 The external elevations of the extension(s) hereby approved shall be built in materials to match in type, style and colour the external elevations of the existing dwelling/building. REASON: To ensure that the appearance of the development matches the existing property in the interest of the visual amenity of the area.
4 The use of the extended and altered outbuilding shall be restricted to that of holiday accommodation, defined as the letting to the same person, group of persons or family for period(s) not exceeding a total of 28 days in any calendar year. The building shall not at any time be occupied as a persons sole or main place of residence. The owners/ operators shall at all times maintain an up to date register of the names of all occupiers of the accommodation, their main home address and shall make this information available at all reasonable times to the Local Planning Authority on request. REASON; The application site is sited outside the approved development limits where a policy of development restraint applies in respect of the development of new dwellings, however, the use of the accommodation as a holiday let is consistent with planning policy relating to developments outside development limits and the planning condition is required to ensure the building is used or the purposes set out in the application.
5 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted did not meet with the local policies and guidance. Following discussions with the applicant / agent a satisfactory scheme has been negotiated.
