# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans as far as they relate to the single storey rear (north) extension to the Cottage: Site Location Plan Scale 1:1250 and Block/Site Plan Scale 1:500 received by the Local Planning Authority on 14 March 2017 and 03 0 and 05 0 received by the Local Planning Authority on 22 February 2017 . REASON: To accord with the terms of the planning application.
3 The external elevations of the extension(s) hereby approved shall be built in materials to match in type, style and colour the external elevations of the existing dwelling/building. REASON: To ensure that the appearance of the development matches the existing property in the interest of the visual amenity of the area.
4 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme but note the applicants agent was requested to omit from the drawings the change of use and conversion details for that part of the site the subject of a separate application. This has not been done but condition 2 makes clear what is permitted.
