# Condition Details
The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
The development hereby permitted shall be carried out in accordance with the following approved plans: 160701 01 Rev A received by the Local Planning Authority on 20 January 2017 and 160701 03 Rev A received by the Local Planning Authority on 16 January 2017. REASON: To accord with the terms of the planning application.
The external elevations of the development shall be built in materials as specified in the application form dated 14 January 2017 and received by the Local Planning Authority on 16 January 2017. REASON: To ensure that the appearance of the development matches the existing property in the interest of the visual amenity of the area.
Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
Bats and their roosts are protected under the Wildlife and Countryside Act 1981 (as amended), and the Conservation of Habitats and Species Regulations 2010. It is an offence to deliberately capture, kill or disturb bats or to recklessly damage or destroy their breeding sites or resting places. The applicant should remind the building contractors to be vigilant for bats during the building work. If at any time bats are found or suspected then, as a legal requirement, work must cease in that area and further advice must be sought from Natural England.
The granting of planning permission does not permit any closure, diversion, obstruction or disturbance of the public right of way (even temporarily) in order for the development to go ahead. Should the applicant anticipate any disturbance of the public right of way they should seek further assistance from the Highway Authority.
