1 The proposed use due to it proximity to residential dwellings is likely to give rise to levels of activity during the evening that would be detrimental to the living conditions of those occupiers. The proposal is therefore contrary to the aims of policies DP2 and DP3 of the Redcar and Cleveland Local Development Framework and Policy SH7 of the Redcar and Cleveland Local Plan 1999.
2 Statement of Co-operative Working: The Local Planning Authority considers that the application as submitted did not meet with the local policies and guidance. The applicant / agent has been advised of the concerns however it is considered that due to the nature of the concerns there is no negotiating position without the need to substantially change the description of development.
