# Condition Details
1 Prior to the first occupation of the development boundary walls and fences shall have been erected in accordance with a scheme that has first been agreed in writing with the Local Planning Authority and shall thereafter be maintained. The scheme shall make provision for the retention of the front (northern) boundary wall excepting that part required for access and no part of the remaining boundary wall shall be removed or altered without the prior written approval of the Local Planning Authority REASON: In the interests of visual and residential amenity and to ensure the retention of the northern boundary wall provided for by the application in the interests of limiting the impact of the development on the streetscene.
2 Prior to the commencement of development, details shall be submitted to and agreed in writing by the Local Planning Authority, of proposals to provide contractors car parking and material storage within the site. The details approved shall be retained for use until completion of the development unless first agreed in writing with the Local Planning Authority. REASON: In the interest of highway safety.
3 Details of materials to be used for all hard surfaces shall be submitted to, and approved in writing by the Local Planning Authority, prior to the commencement of the development and the development shall not be carried out except in accordance with the approved details. REASON: To ensure the use of satisfactory materials.
4 Prior to the commencement of development details of the existing site levels, the proposed site levels (including details of the proposed groundworks) and finished floor levels shall be submitted to the Local Planning Authority for approval in writing. The development shall be undertaken in accordance with the approved details. REASON: To ensure a satisfactory form of development.
5 Prior to the commencement of the development, or in such extended time as may be agreed in writing with the Local Planning Authority, and notwithstanding the information set out in the supporting report (Pre Development BS5837 Arboricultural Implications Assessment, Easson Road, March 2016), final details of the proposed crown lifting and crown thinning of the trees on the site subject to the Tree Preservation Order shall be agreed in writing with the Local Planning Authority. The developer shall give a minimum of 14 days notice of the carrying out of the approved works to the protected trees so that the Local Planning Authority may arrange for the supervision of the works by compliance and arboricultural officers. The works to the trees shall be in accordance with the final agreed details unless the Local Planning Authority has agreed to a variation to the specification of those works in writing. REASON To ensure that the works to the trees the subject of the Tree Preservation Order are the minimum required to accommodate the development; to ensure that works to the trees are carried out in accordance with good arboricultural practice and to minimise the impact of the development on the trees to preserve their contribution to the amenity and character of the area.
