# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: OS MasterMap Scale 1:1250 and Ground Floor Plans received by the Local Planning Authority on 24 August 2016. REASON: To accord with the terms of the planning application.
3 Prior to the installation of any apparatus for the control of fumes and odours details shall have been submitted to and agreed in writing by the Local Planning Authority. The scheme approved shall then be implemented in its entirety and thereafter retained at all times. REASON: In the interest of residential amenities of the area.
4 No development shall take place until a detailed acoustic report on the existing noise climate at the development site and shall include a scheme of noise insulation measures for all residential accommodation has been submitted to and been approved in writing by the Local Planning Authority.The noise insulation measures shall be designed to achieve noise insulation to a standard that nuisance will not be caused to the occupiers of first floor flat above from the proposed development. The approved scheme shall be implemeted in its entirety prior to the use commencing and thereafter be maintained. REASON: In the interests of residential amenities of the area.
5 The premises shall be open to customers during the following hours only:- 0800 and 2000 on any day. REASON: To safeguard the amenities of residential properties.
6 STATEMENT OF COOPERATIVE WORKING: The Local Planning Authority considers that the application as originally submitted did not meet with the local policies and guidance. Following discussions with the applicant / agent a satisfactory scheme has been negotiated.
