1 It is considered the proposed development by reason of its massing, proportions, design, form and height, to the front of the property, would result in a visually incongruous structure that would be harmful to the appearance of the dwelling and the street scene as a whole. The proposed development is therefore contrary to policies CS20, DP2, DP3 and the Residential Extensions and Alterations Supplementary Planning Guidance of the Council’s adopted Development Plan.
2 STATEMENT OF COOPERATIVE WORKING: The Local Planning Authority considers that the application as submitted did not meet with the local policies and guidance. The applicant / agent has been advised of the concerns however no acceptable amendments have been submitted.
