1 The development hereby permitted shall be carried out in accordance with the following approved plans: OS Site Plan Scale 1:2500 and Topographical Survey, received by the Local Planning Authority on 27 June 2016 and WOA 1606L 2025 A (1 of 2 and 2 of 2)WOA/1607L/2026 (1 of 2 and 2 of 2) WOA/1607L/2027, CSG Wilton - Exisitng Operation sheet, WOA 1607L/2028 (1 of 2 and 2 of 2) received by the Local Planning Authority on 20 July 2016 REASON: To accord with the terms of the planning application.
2 Any work to the currently undeveloped areas of grassland shall take place outside of the bird nesting season (March-August inclusive). Alternatively those areas should be checked by a suitably qualified ecologist within 48 hours of any clearance works commencing, with works commencing only if an ecologist confirms in writing that no nesting birds were found to be present. REASON: In the interests of the protection of protected species.
3 An intrusive site investigation together with ground gas monitoring and risk assessment, must be completed in accordance with DEFRA and the Environment Agency’s Model Procedures for the Management of Land Contamination, CLR 11. The assessment shall be submitted to the Local Planning Authority for approval within six months of the date of this approval and any mitigation required shall be completed within six months of the date of that subsequent approval. REASON: To ensure that risks from land contamination to the future users of the land and neighbouring land are minimised, together with those to controlled waters, property and ecological systems, and to ensure that the development can be carried out safely without unacceptable risks to workers, neighbours and other offsite receptors.
4 The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
