# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: - Site Plan, Drawing No.16/087/04B - Proposed Plans and Elevations, Drawing No.16/087/02E - Proposed Alterations, Drawing No.16/087/08 - Proposed Alterations, Drawing No.16/087/03B received by the Local Planning Authority on 13th and 15th July 2016. REASON: To accord with the terms of the planning application.
3 External materials to be used in the carrying out of this permission shall be as specified in the planning application; the colour and finish of which shall be agreed in writing with the Local Planning Authority prior to the commencement of development and the development shall not be carried out except in accordance with the approved details. REASON: To ensure the use of satisfactory materials in the interest of the character and appearance of the Conservation Area
4 Prior to the commencement of the development hereby approved, or in such extended time as may be agreed in writing with the Local planning Authority, details shall be submitted and apporoved of a scheme of noise insulation between the ground floor pub and the existing first floor residential accommodation. The development shall be completed in accordance with the approved scheme. REASON: In the interest of protecting the amenity of the occupiers of the first floor residential accommodation.
5 STATEMENT OF COOPERATIVE WORKING: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
