REASON: To safeguard the special character of the heritage asset. A pre commencement condition is required to ensure that the method used in the repairs to the asset are appropriate. |
| 6 | Notwithstanding the details provided on the submitted plans and elevations, final details of the design, profile, rebate, materials and method of opening of all windows, roof lights and doors, drawn at a scale of not less than 1:20, shall be submitted to and approved in writing by the Local Planning Authority prior to the development being commenced and the development shall not be carried out except in accordance with the approved details. REASON: To safeguard the special character of the heritage asset. A pre commencement condition is required to ensure that the final details of the proposed window details are acceptable before their installation. |
| 7 | Prior to the commencement of the development approved, final details shall be submitted in respect of the external surface water drainage features. The details shall confirm where existing gutters, down pipes and fixings can be overhauled or repaired. Where those details show that drainage components are no longer serviceable, those components shall be renewed with matching cast iron replacements painted black. All guttering shall be supported on 'drive in' spike brackets and not on rise-and-fall brackets. Details shall be submitted to and approved in writing by the Local Planning Authority and the development shall not be carried out except in accordance with the approved details. REASON: To safeguard the character of the heritage asset. A pre commencement condition is required in this case to ensure that the repair or replacement of the guttering components is acceptable |
| 8 | Details of materials to be used for all external hard surfaces shall be submitted to and agreed in writing by the Local Planning Authority prior to the commencement of development and the development shall not be carried out except in accordance with the approved details. REASON: To safeguard the special character and setting of the heritage asset. A pre commencement condition is required to ensure the proposed materials are acceptable in terms of their impact on the setting of the heritage asset. |
| 9 | The Local Planning Authority considers that the application as originally submitted did not have sufficient information to enable the Local Planning Authority to determine the application; following receipt of this information, it is considered that a satisfactory scheme has been negotiated. |
