# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: - Lower Ground Floor Proposals, Project No. 387-B1.01 04, - First Floor Plan Proposals, Project No. 387-B1.03 03, - Upper Ground Floor Plan Proposals, Project No. 387-B1.02 04, - Elevation Proposals/Lower North and East, Project No. 387-B1.08 04, - Elevation Proposals/Lower South and West, Project No. 387-B1.07 04, - Elevation Proposals, Project No. 387-B1.06 04, - Elevation Proposals/Upper Range, Project No. 387-B1.05 04, - Roof Plan Proposals, Project No. 387-B1.04 03, received by the Local Planning Authority on 15 June 2016, and, - Block Plan, Project No. 387-A.02 05, - Site Plan, Project No. 387-A.03 05, - Plots 1 & 2, Proposed Plans and Elevations, Job No. 15-441, Drawing No. (08) 10, Revision B, - Plot 3, Proposed Plans and Elevations, Job No. 15-441, Drawing No. (08) 11, Revision A - Garages, Proposed Plans and Elevations/site Elevations, Job No. 15-441, Drawing No. (08) 12, Revision C, received by the Local Planning Authority on 28 July 2016, and, - Proposed First Floor Structural Layout, 387-G.01 08 received by the Local Planning Authority on 25 October 2016. REASON: To accord with the terms of the planning application.
3 Prior to the implementation of the consent hereby granted, a full photographic record of the site, including both exterior and interior features, and the roof structure to be removed, shall to be made and a copy submitted to the Local Planning Authority to be included in the Historic Environment Record REASON: In order that the opportunity is taken to record evidence of the history and character of this heritage asset and its special architectural and historic features. A pre-commencement condition is required in this case to allow for the recording of the existing fabric of the asset.
4 Samples of all materials, new or reclaimed, including masonry and roof tiles, to be used on the external elevations and roof of the converted asset, together with method statements as to their use, shall be submitted to and approved in writing by the Local Planning Authority prior to the development being commenced and the development shall not be carried out except in accordance with the approved details. REASONS: To safeguard the special character of the heritage asset. A pre commencement condition is required in this case in order the allow the Local Planning Authority to assess the suitability of the external materials to be used in the carrying out of the development.
5 All repairs to stonework and brickwork are to be carried out in accordance with a detailed method statement, which shall include details of mortar mix and method of pointing, which has first been submitted to and approved in writing by the Local Planning Authority before the development is commenced and the development shall not be carried out except in accordance with the approved details. REASON: To safeguard the special character of the heritage asset. A pre commencement condition is required to ensure that the method used in the repairs to the asset are appropriate.
6 Notwithstanding the details provided on the submitted plans and elevations, final details of the design, profile, rebate, materials and method of opening of all windows, roof lights and doors, drawn at a scale of not less than 1:20, shall be submitted to and approved in writing by the Local Planning Authority prior to the development being commenced and the development shall not be carried out except in accordance with the approved details. REASON: To safeguard the special character of the heritage asset. A pre commencement condition is required to ensure that the final details of the proposed window details are acceptable before their installation.
7 Prior to the commencement of the development approved, final details shall be submitted in respect of the external surface water drainage features. The details shall confirm where existing gutters, down pipes and fixings can be overhauled or repaired. Where those details show that drainage components are no longer serviceable, those components shall be renewed with matching cast iron replacements painted black. All guttering shall be supported on 'drive in' spike brackets and not on rise-and-fall brackets. Details shall be submitted to and approved in writing by the Local Planning Authority and the development shall not be carried out except in accordance with the approved details. REASON: To safeguard the character of the heritage asset. A pre commencement condition is required in this case to ensure that the repair or replacement of the guttering components is acceptable
8 Details of materials to be used for all external hard surfaces shall be submitted to and agreed in writing by the Local Planning Authority prior to the commencement of development and the development shall not be carried out except in accordance with the approved details. REASON: To safeguard the special character and setting of the heritage asset. A pre commencement condition is required to ensure the proposed materials are acceptable in terms of their impact on the setting of the heritage asset.
9 The Local Planning Authority considers that the application as originally submitted did not have sufficient information to enable the Local Planning Authority to determine the application; following receipt of this information, it is considered that a satisfactory scheme has been negotiated.
