1 The proposed development, by reason of its design, size, bulk, massing and height would result in a visually over dominant and incongruous feature both in relation to the host property and the street scene. The proposal is not therefore considered to accord with national planning policy or Policies CS20, DP2 and DP3 of the Councils adopted development plan.
2 The proposed development, by reason of its proximity to, and position with the adjacent property No 15 Oldham Close, in combination with its size, bulk, massing, height and design, will result in a structure which is unacceptably overbearing for the occupants of said property. The proposal is not therefore considered to accord with national planning policy or Policies CS20, DP2 and DP3 of the Councils adopted development plan.
3 Statement of Co-operative Working: The Local Planning Authority considers that the application as submitted did not meet with the local policies and guidance. The applicant / agent has been advised of the concerns however no acceptable amendments have been submitted.
