# Condition Details
1 The insertion of French doors in the western elevation due to the proportions, design and location would result in unacceptable harm to the aesthetics of the grade II Listed Building. The application is contrary to the NPPF and policies CS25 and DP10 of the Local Development Framework.
2 The Local Planning Authority consider that planning permission would also be required for the installation of a new opening within the western elevation. It is noted that no planning application has been submitted for consideration and should the applicant be successful in obtaining listed building consent they would also be required to obtain planning permission.
3 The approved change of use (both planning permission and listed building consent) of the building included a room plan which was listed as part of the approved plan condition. This plan listed room 33 (to which the proposed door would provide access) as a children’s studio. The occupiers of the building should ensure they have the necessary consents in place to allow the room to be used as a café.
4 The Local Planning Authority considers that the application as submitted did not meet with the local policies and guidance. The applicant / agent has been advised of the concerns however no amendments have been submitted.
