| 1 | The application site is a single family dwelling with attached outbuildings located in open countryside outside of the approved development limits identified in the development plan. In such locations development will only be acceptable where it accords with one of the exceptions identified under policy DP1 (Development Limits) In terms of extensions to existing dwellings policy states that permission will be granted for a suitably scaled extension to an existing building. The application proposes an extension which , in itself, is larger than the original dwelling to which it would be attached, the development is considered therefore, by reason of its scale and massing, to be a development of excessive scale which is not in proportion to the existing property and is not a suitably scaled extension to the property. In view of this the development conflicts with policy DP1 (Development Limits) of the Redcar and Cleveland Local Development Framework 2007 and the adopted Residential Extensions and Alterations SPD May 2013. |
| 2 | The Local Planning Authority considers that the application as submitted did not meet with the local policies and guidance. The applicant is advised that there is no objection to the erection of an extension to the dwelling in principle the issue is one of scale and a reduced scale of extension may be acceptable. |
