# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: A-001.0 and A-101.0 received by the Local Planning Authority on 8 February 2016, A-002.1 and A202.0 received by the Local Planning Authority on 26 February 2016 and A-201.rev A received by the Local Planning Authority on 31 March 2016 REASON: To accord with the terms of the planning application.
3 Details of the external materials (including doors, windows, rainwater goods, mortar etc.) to be used in the carrying out of this permission (including samples) shall be submitted to, and approved in writing by the Local Planning Authority, prior to the commencement of development and the development shall not be carried out except in accordance with the approved details. REASON: To ensure the use of satisfactory materials.

5 STATEMENT OF COOPERATIVE WORKING: The Local Planning Authority considers that the application as originally submitted did not meet with the local policies and guidance. Following discussions with the applicant / agent a satisfactory scheme has been negotiated.
