# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: - Proposed Part Site Plan, Drawing No.15-1269.03 Rev A3 - Proposed Floodlight Elevations, Drawing No.15-1269.04 Rev A1 - Proposed Elevations, Drawing No.15-1269.05 Rev A1 - Proposed Dugout Details, Drawing No.15-1269.07 Rev A1 - Proposed Part Block Plan (Dugout side and Clubhouse Side), Drawing No.15-1269.08 Rev A1 - Proposed Ticket Office & Boundary Fence Details, Drawing No.15-1269.09 Rev A1 all received by the Local Planning Authority on 21 December 2015. REASON: To accord with the terms of the planning application.
3 The external elevations of the development hereby approved, shall be built/finished in the materials specified in the planning application, as submitted to the Local Planning Authority; the fencing to be erected shall be stained a brown colour and shall be retained and maintained as such. REASON: In the interest of the visual amenity of the area.
4 The floodlights shall be orientated and shielded, or otherwise designed and positioned, as such not to cause a nuisance from glare or light spillage to any neighbouring properties and users of the A1085 to the north of the site; floodlights shall not be operational after 22:30 hours (Monday –Friday) after 19:00 Saturdays and shall not be used on Sundays. REASON: In the interests of neighbour amenity and to accord with specifications requested in the application.
5 INFORMATIVE NOTE: The application site is on/close to land that has been identified as having a history of potential contamination. It is not considered that the development proposed will give rise to 'significant risk' to health or pollution of controlled waters. It is recommended, however, that the attention of the applicant be drawn to the risk of contaminants in, on or under the site.
6 STATEMENT OF CO-OPERATIVE WORKING: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
