There is also, in view of the materials used in the extension, the potential likely increase in noise associated with plant and machinery at the site further impacting on the amenity of the nearest residential occupiers. The development carried out therefore conflicts with policy CS1 (e) (f) (Securing a Better Quality of Life) CS20 (a) (Promoting Good Design) of the Redcar and Cleveland LDF Core Strategy DPD July 2007 and policy DP2 (c) (e) (Location of Development) and DP3 (a) (b) (f) and DP6 (c) (Pollution Control) of the Redcar and Cleveland LDF Development Policies DPD July 2007. |
| 2 | The Local Planning Authority considers that the application as submitted did not meet with the local policies and guidance. Given the nature of the development and the fact it has now been completed on site, the Council was unable to adopt a negotiating position on the application which proposed development which was unacceptable as a matter of principle. |
