1 The proposed garage extension, by reason of its size, bulk, height and design would result in a visually over dominant and incongruous feature both in relation to the one and a half storey houses opposite on Newlands Road, and the street scene as a whole. . The proposal is not therefore considered to accord with national planning policy, or Policies CS20 (Promoting Good Design) and DP3 (Sustainable Design) of the Councils adopted development plan.
2 STATEMENT OF COOPERATIVE WORKING: The Local Planning Authority considers that the application as submitted did not meet with the local policies and guidance. The applicant / agent has been advised of the concerns however no amendments have been submitted.
